Approval Policies at Appleland Realty Group
Welcome to Appleland Realty Group’s Approval Policies page. We want to be as transparent as possible about how we evaluate rental applications so you can feel confident during your housing search. Here’s how we assess each application we receive.
First Come, First Serve Policy:
Appleland Realty Group operates on a first-come, first-serve basis. Applications are processed in the order they are received, and an apartment is considered rented only when a lease has been signed and initial payments received.

Application Review
Once we receive your completed application and supporting documentation, our team takes the following steps:
- Background Check: We verify your criminal history, credit score, employment status, and rental history.
- Income Verification: We confirm that your income meets or exceeds our minimum requirement of 3x the monthly rent.
- References: We may contact your previous landlords or other references to ask about your reliability as a tenant.
Approval Tiers
Based on the gathered information, applicants will fall into one of the following tiers:
- Tier 1: Meets all criteria with strong financials and excellent references. Immediate approval and lease offer.
- Tier 2: Meets all basic criteria but has minor financial or background issues. May require a co-signer or additional security deposit.
- Tier 3: Does not meet one or more criteria and requires special approval, co-signers, and/or maximum security deposit.
Notification of Decision
You can expect to hear from us within 1-3 business days of submitting your complete application. If approved, you must sign the lease and pay the security deposit and first month’s rent within a stipulated time frame to confirm your intent to move in.
Denials
If your application is denied, you will receive a written explanation and may have the opportunity to discuss the matter further if you believe there has been a mistake or misunderstanding.
